Property Description

LIMEHOUSE, 2 BRAY ROAD, LOUGHLINSTOWN, CO. DUBLIN

DERELICT PROPERTY WITH REFURBISHMENT AND DEVELOPMENT POTENTIAL

Property Description

Limehouse presents an opportunity to acquire a vacant and derelict property in a highly accessible South Dublin location.

The property requires comprehensive refurbishment but offers considerable potential for restoration, extension or redevelopment, subject to planning permission and all necessary statutory approvals.

The site benefits from prominent frontage close to the N11 and includes an access running along the side of the property towards the rear boundary. The combination of the existing building, established site and highly accessible location should appeal to owner-occupiers, builders and purchasers seeking a refurbishment or development opportunity.

Electricity and water connections are available to the property. Purchasers should satisfy themselves regarding the condition, capacity and availability of all services.

Key Features

• Vacant and derelict property
• Significant refurbishment opportunity
• Potential for residential or alternative development, subject to planning permission
• Prominent and highly accessible location
• Convenient access to the N11, M11 and M50 road networks
• Close to Loughlinstown, Cherrywood and Shankill
• Side access extending towards the rear boundary
• Freehold title
• Services understood to be available
• Potential eligibility for refurbishment and energy-upgrade grants

Planning and Zoning

The current objective for NC-zoned land is “to protect, provide for and/or improve mixed-use neighbourhood centre facilities”. Residential use is permitted in principle within this zoning, together with a range of neighbourhood, commercial, community and professional uses.

Accordingly, the property may offer scope for refurbishment, extension, replacement or an alternative development proposal. Any proposal will be subject to planning permission, site-specific considerations, access, services, design standards and all other requirements of Dún Laoghaire-Rathdown County Council.

No warranty is given regarding the planning potential of the property. Interested parties should obtain independent planning advice and make their own enquiries with the planning authority before bidding.

Location

Limehouse is positioned on Bray Road/Old Bray Road in Loughlinstown, on a local access road running alongside the N11.

The location provides excellent connectivity to Cherrywood, Shankill, Cabinteely, Bray and the wider South Dublin area. The N11 provides convenient access towards Dublin city centre and south towards County Wicklow, while connections to the M50 and M11 place the property within easy reach of the broader motorway network.

Cherrywood, one of South Dublin’s principal residential and commercial growth areas, is located nearby and provides an expanding range of employment, retail, transport and community amenities. Established services in the surrounding area include shops, cafés, schools, healthcare facilities and public transport connections.

Potential Refurbishment Grants

Potential purchasers may qualify for the following supports. Eligibility is not automatic and should be confirmed directly with Dún Laoghaire-Rathdown County Council and the Sustainable Energy Authority of Ireland before works commence.

Vacant Property Refurbishment Grant

A grant of up to €50,000 may be available to refurbish a qualifying vacant property for use as:

• The purchaser’s principal private residence; or
• A long-term rental property, with the tenancy registered with the Residential Tenancies Board.

Derelict Property Top-Up

Where the property is confirmed as derelict, a further grant of up to €20,000 may be available, potentially bringing the total Vacant Property Refurbishment Grant to €70,000.

To qualify for the derelict top-up, the property must generally be listed on the local authority’s Derelict Sites Register or supported by an independent report from an appropriately qualified architect, engineer or building surveyor confirming that it is structurally unsound and dangerous.

Principal Conditions

The principal conditions currently include:

• The property must have been built before 2008.
• It must have been vacant for at least two years before the application.
• The applicant must be a named individual who owns the property or is actively purchasing it.
• The completed property must become a principal private residence or a qualifying long-term rental property.
• Short-term and holiday letting does not qualify.
• The proposed works must be inspected and approved before they begin.
• Payment is normally made after the approved works have been completed and inspected.
• Planning permission or confirmation of exempted development may be required.
• Ten-year occupancy, rental and grant-clawback conditions apply.

SEAI Home-Energy Grants

Following acquisition and subject to the relevant eligibility and technical requirements, purchasers may also be able to apply for SEAI grants towards energy improvements, including:

• Attic or rafter insulation
• Internal, external or cavity-wall insulation
• Energy-efficient windows and external doors
• Heat-pump systems
• Heating controls
• Solar photovoltaic panels
• Solar water-heating systems
• Comprehensive upgrades delivered through an approved One Stop Shop

SEAI assistance may be combined with the Vacant Property Refurbishment Grant where permitted, but the same work cannot be funded twice. Grant approval should be secured before commencing the relevant works.

Important Notice

All grants, planning potential, zoning, measurements, boundaries and services are subject to independent verification. Prospective purchasers should engage their own architect, engineer, surveyor, solicitor and planning adviser and should not enter the property without prior authorisation and appropriate safety precautions.
