Specific planning policy requirements of the sustainable and compact settlement guidelines.
SPPR1 - Separation distances - 16 metres between the opposing first floor windows.
SPPR2 - Minimum private open space standards for houses.
SPPR3 - Car parking. The site is considered an accessible location and therefore shall have a minimum 1.5 numbered parking spaces.
SPPR4 - Cycle parking and storage. Given that the dwellings will be detached, side access to rear gardens is achievable, therefore bike parking and storage of bins should be to the rear.
