Location:

The subject property is also bound directly to the northwest by a neighbouring residential development called An Mhainistir. The property comprises an undeveloped landholding of approx. 4.73 hectares (11.7 acres) set within three separate fields. The site is regular shaped with well-defined boundaries. The land is currently in grass and are used for agriculture purposes.

Zoning:
Under the Galway County Development Plan 2022 –2028, the property is located in an area zoned Residential (Phase 2). The lands benefit from now being identified with the same status as Phase 1 lands following the steps taken by Galway County Council, including increase in allowable density, and are available now for development. Galway County Council became one of the first local authorities to act and they adopted Variation No. 1 to the current development plan in February 2026, unlocking tracts of residentially zoned land, mainly by moving previously identified Residential Phase 2 into Phase 1 status, which includes the subject property.
