The subject lands comprise a mature mixed forestry plantation, predominantly coniferous, which is understood to have been established during circa 2001. The property enjoys the benefit of road frontage onto a local road, providing good accessibility and a prominent roadside profile. This level of access enhances the suitability of the lands for forestry operations, including harvesting, replanting and ongoing management, while also offering potential for future alternative uses, subject to any necessary consents.
To the best of our knowledge, the plantation has not been thinned since its establishment. The property is in good condition and has not sustained any wind damage. We understand that all applicable forestry grants and subsidies have been fully claimed and that no penalties have been imposed in respect of the plantation.
