Property Description

House
Situated in the middle of the holding is Mullaghmore Farmhouse, a visually attractive period property that the current owners present in superb condition with a mixture of old world and modern features throughout. The property is accessed via a private laneway and through octagonal granite pillars with wrought iron gates. The tree lined driveway terminates at a bespoke Douglas fir carport and parking area to the side of the property.

The accommodation briefly comprises hall, kitchen , dining room, living room, 3 bedrooms including master with walk in wardrobe, shower room, family bathroom and garden room.

The bright, internal accommodation is well laid out over two levels which is ideal for entertaining and family living. A number of internal features include a modern kitchen with built-in oven, hob and integrated fridge/freezer, multi fuel range cooker adding additional heat to the central heating system and solid fuel stove in the sitting room.

Outbuildings
One of the many benefits of Mullaghmore Farmhouse is the range and quality of the hand crafted stone outbuildings. These include workshops, an old cart house, home office, loft and a handy laundry area. The outbuildings are in excellent order with both separate oil-fired central heating and a wood burning stove installed in the long outbuilding.

Garden & Grounds
A lawned garden surrounds the house featuring low stone walls, garden beds and a mixture of fruiting trees such as apples, plums, crab-apple, medlar and quince. A 200 square metre enclosure ideal for ducks and chickens is located near the rhubarb and strawberry planted raised beds. Secure fencing surrounds the house to give peace of mind for those with young families and pets. The recent addition of limestone paving ties together the farmhouse and outbuildings.

The woodland comprises primarily Irish Oak with a mix of nursery softwoods and is your own wonderful private amenity to explore. The tennis court is an enjoyable addition to the property, built to a high standard and is in excellent order.

Services
Private well water supply, modern private wastewater treatment system, mains electricity, oil-fired central heating, triple glazing and broadband.

Mullaghmore Farmhouse was built pre-famine with many of the stone outbuildings constructed in the early part of the 20th century. The house was renovated and extended in the 1980' s and refurbished in recent years, as you can see from the photos. In 1997, the woodland, which is primarily Irish Oak, was planted along with the tennis court construction.
