Property Description

Sherry FitzGerald McCreery are delighted to bring to the market this wonderful refurbished residence, located in this peaceful and country setting in Windgap village convenient to Kilkenny city centre. This is a rare and unique opportunity to acquire a picture perfect home providing the ideal retreat to return to from the hustle and bustle of city life.

This pretty character filled home dating back to circa late 1890 s started out as a single storey cottage and was then extended a number of years later to create a spacious two storey family home. The current owner purchased the property in a poor state or repair and then employed a local builder to re-design and refurbish the property to create the home of her dreams.

The accommodation layout at ground level comprises: entrance area, living room, open plan kitchen/dining room, study/office, double bedroom and a bathroom. The layout at first floor level comprises: landing area, two good sized bedrooms, a second bathroom and a laundry room. The tiled flooring downstairs was fully insulated during renovations and has underfloor heating.

The sun drenched south facing yard is fully walled with a pedestrian gate to the side of the property. A private patio area with garden trellising is perfect for alfresco dining or relaxing in the sun. A block built shed is practical for further storage needs. Steps give access to a large raised garden area which has been recently planted with low maintenance ground cover planting.

Windgap is a small village located just south of Callan in the sunny south east of Ireland in south County Kilkenny and close to the border with Tipperary. The area is in the heart of Ireland s ancient east and the village is just a short drive from the high crosses of Kilamery, Kilkieran and the Kilklispeen High Crosses at Ahenny. The circular enclosure of standing stones at Kilmacoliver summit are believed to be a megalithic tomb dating back 5000 years and there are similar stones at the summit of Slieve na Mon across the valley and at the nearby Knockroe passage tomb which is aligned to the setting sun of the winter solstice.

This rural retreat is a ten minute drive from junction 10 of M9 Dublin-Waterford motorway and less than two hours to Dublin and its airport, 30 minutes from Kilkenny, 45 minutes from Waterford, about an hour to Wexford, an hour and a half to limerick and not much further to Cork. The property is only less than a 5 minute walk to St Nicholas National School, the local GAA club and the recently extended and refurbished community hall in Windgap village, soon to house a community shop and coffee shop. Windgap village is 10.7km and less than a ten minute drive to Callan town which has a host of local amenities including excellent primary and secondary schools. Callan town also has a good selection of shops, restaurants and supermarkets including SuperValu and Aldi. Viewing is highly recommended.
