Property Description

Innisfree is one of a pair of Edwardian semi-detached houses built in 1908 on the Clonminch Road. It has the eternal charm of a period house but has been updated to make it a warm, light-filled residence for modern living. Upgrades included the installation of high-grade insulation, dry-lining, rewiring and re-plumbing, re-plastering, and a neat attic conversion. The addition of a single-storey extension to the rear, allowed for a new modern kitchen to be fitted, replacing the small galley kitchen in the old house.
The floor area is now 2,195 sq ft, and the energy rating is a creditable C3. There are still plenty of authentic features though, respecting its early 20th-century origins. These include high ceilings, sash windows, original floorboards and an original fireplace restored in local brick. Inside the front porch with the original marble floor, there's a wood-floored entrance hall with the living rooms to the right of it. At the front of the house is a sitting room with a bay window and marble fireplace. Beyond this is a lounge, with steps down from there through an archway to the open-plan dining room and kitchen.
The kitchen is Shaker-style and has a centre island with a breakfast bar under a skylight. The dining area has the restored brick fireplace and there are two sets of large triple-glazed patio doors providing easy access to the patio area and the garden.
There is also a utility room, bathroom and hotpress off the kitchen.
The first floor is split level, with a bedroom and bathroom on the return and three more bedrooms (one with an original cast-iron and tiled fireplace) on the first floor proper. The main bathroom has a laundry chute leading to the utility room downstairs. At the top of the house, via a spiral staircase, the converted attic is floored, carpeted and lit by two skylights.
The gorgeous garden has a number of large mature trees and shrubs and has been landscaped. Given the ample space, a home office could easily be accommodated.
There is ample car parking for several cars.
