Property Description

Quintessential Georgian house with renovated courtyard and gate lodge

A classical Georgian country house with a converted courtyard, a range of outbuildings, and a recently renovated gate lodge, all set on private grounds extending to about 8 acres. The tranquil setting is one of the property' s key attractions.

The current owners purchased the property in 2014 and undertook a comprehensive programme of renovation and redecoration.

A fine three bay, two-storey country house with dormer attic. The south-facing house is set back from a quiet country road. It is approached via a sweeping gravelled avenue lined with mature trees which leads to a parking area. The residential accommodation is laid out over three floors and is of generous and elegant proportions, extending to about 610 square metres/6,565 square feet. It embodies all the fine period internal features of the Georgian era with sash and case windows, shutters, hard wood floors, architraves, picture rails, flagstones, cornicing and ceiling roses. An unusual feature is the weather-slated front façade which is covered with well-established Wisteria and beautiful Virginia Creeper.

On entering the house, a wide entrance hall with fanlight above the door leads to two formal elegant and bright reception rooms; the restaurant/dining room and drawing room, both of which include decorative fireplaces. The inner hall opens into a commercial kitchen (including an Athanor cooking suite) and a family dining room/study. A wing on the west of the house, accessed from the dining room/study, includes a sitting room, rear entrance, utility room and WC. It also has a second staircase leading to the bedroom accommodation. There are four bedrooms on the first floor, one of which is en suite while another is laid out as a master suite with dressing room and bathroom. There is also a family bathroom at this level. The second-floor accommodation includes two further bedrooms, a living area and shower room.

The accommodation is well laid out for formal entertaining and family living, as shown on the accompanying plans.

A focal point of the property is a range of traditional restored outbuildings which form a courtyard to the rear of the house. Constructed of red brick and beneath pitched slate roofs, the courtyard is laid to gravel with a central turning circle. It is accessed from the eastern side through a gated entrance. The western wing includes four guest bedroom suites and a laundry. Each of the bedrooms has independent access to the courtyard and feature French windows which open onto private terraces and the walled garden. The courtyard accommodation extends to about 168 square metres/1,808 square feet in total.

The remainder of the courtyard comprises a range of stores extending to about 215 square metres/2,314 square feet in total. The focal point is the substantial double height former coach house which offers potential to be developed and converted into either a function room or further residential accommodation, subject to obtaining the necessary planning permission. An outdoor wood oven is a notable addition to the courtyard.

Gate Lodge
A charming single-storey gate lodge is situated next to the entrance. The gate lodge is believed to date back to 1904 and was extended by the previous owners in the 1990' s. The accommodation extends to about 65 square metres/ 699 square feet and comprises an open plan kitchen/sitting room/dining room, two bedrooms, a bathroom and utility room. There is a private garden.

The gate lodge is let on a short-term basis.

A three-bay Dutch barn is adjacent to the courtyard and is used for general-purpose storage.

The grounds extends to about 3.4 hectares/8.0 acres in total. The house and courtyard are positioned centrally within the grounds, which are a notable feature of the property.

A particular attraction within the grounds are the mature trees of mixed deciduous species which provide privacy, shelter and peaceful walks via a network of internal paths. Lying immediately to the east of the courtyard is an intact walled garden which is laid to lawn, interspersed with young trees, a treehouse and borders stocked with shrubs and flowering plants. A striking parterre has been created by the present owners and is situated to the west of the house. There are areas of lawn to the front and rear, including the site of a former tennis court. A raised vegetable garden is situated within the front lawn.

The paddocks to the front and rear of the property are fenced and provide useful grazing. There is a 100 metre private shooting range.

For everyday amenities, the villages of Ballygarret and Kilmuckridge are close by. Gorey and Enniscorthy are two large towns with an abundance of amenities including quality restaurants and cafes, supermarkets and pubs, as well as a variety of retail stores. The historic town of Enniscorthy is anchored by its 13th Century castle which sits in the heart of the town and is a well-known tourist attraction.

County Wexford is renowned for its excellent verdant countryside, favourable climate, picturesque mountain ranges, white sandy beaches and charming character villages. Wexford is the county town in this area of the southeast of Ireland and is located at the mouth of the River Slaney. A harbour town, it is widely regarded for its rich arts scene and culture. It is also known for its medieval lanes and the opera festival held in the modern National Opera House. The festival is recognised worldwide for introducing new artists and audiences to the forgotten masterpieces. West Gate Heritage Tower is a restored 13th century toilgate. It is next to the old town walls and ruined 12th Century Selskar Abbey.

Wexford is a thriving town offering a large array of amenities and good transport links. There are daily train and bus departures from Rosslare Harbour to Dublin. The recently-opened N11 motorway extension offers direct access to Dublin and shopping havens such as Dundrum Town Centre. Rosslare Europort (with a rail connection to Dublin Connolly), provides links from south-east Ireland to both Wales and France.

The M11 motorway connects Enniscorthy to Dublin.
There are also regular bus and train services from Gorey and Enniscorthy connecting to Dublin city.

Sporting and recreational facilities are extensive with golf at Courtown Golf Club and Ballymoney Golf Club . Courtown Wood offers delightful nature walks for those who appreciate peace and tranquillity.

There are sheltered and sandy beaches at Ballinoulart and Old Bawn. Morriscastle Beach is an extremely popular venue for families and shore anglers. Cahore Pier is a popular local amenity for swimming, kayaking and all manner of water-sports.
