It is a piece of paradise for nature lovers providing leisure activities like fishing, riding or walking.

The terraced lawns are generously laid out. Old, mature and many rare younger trees are found throughout the gardens. Special species include Mammut, Paulownia, Handkerchief, Magnolia, Camellia, Raisin and Fern Elder trees.

Sloping down to the river an informal woodlandgarden contains some 50 species of rhododendron, azalea, ferns and other native woodland plants. The estate has a walled garden of about 1 acre which is home to an ancient Mulberry tree and an orchard with old apple varieties. In spring carpets of bluebells emerge, turning the woodland into a colourful spectacle.

THE LANDS
The estate, in all about 40 ha (100 acres), with approx. 60 acres of well-maintained land, suitable for both tillage and livestock and has been organically farmed for the past 36 years. The balance of the land comprises native woodland, avenue and grounds.

The River Suir, the Tonogue River and several small streams form an integral part of the estates character. The River Suir that borders the estates land is well known for its stock of salmon and trout and approx. 1.4 km of single bank fishing rights are included in the sale.

36 years of organic farming has created a haven for wildlife. When you stroll along the banks of the river you may encounter an otter, heron, dipper or even a kingfisher and in the callows snipe or curlew.

Walking through the woods you might come upon pheasants, woodcock, tree creeper and jay; with foxes and badgers at dusk. At night you may hear young Kestrels or Barn Owls, more than 50 bird species live on or visit the estate. Researchers from Cork University have discovered some insects which haven t been recorded in the area for years.

OUTBUILDINGS
At the entrance to the property there is a single-storey gate lodge and although in need of refurbishment would make a delightful residence.

Close to the house is a charming single storey cut stone and brick courtyard, which includes matching former staff cottages that could very easily be converted into living accommodation. Five stables stand in their original condition with timber lined walls and ceilings, timber doors with iron bars and cast-iron feed mangers. Along with these stables there is a tack room with timber panelling, a groom s room/studio and a feed room.

A coach house with three sets of double doors offers ample storage and workshop space. Under this coach house and approached from the garden is a former gardener s room with tool house, apple house, farm office, fuel store and potting shed.

More recently a modern 5 bay multi-purpose shed was erected to facilitate the newly installed wood chip heating system.

THE LOCATION
For the equine enthusiast Ballybrada is located at the heart of the bloodstock racing industry, close to many stud farms including the renowned Coolmore Stud and Ballydoyle racing stables. There are racecourses nearby at Tipperary, Clonmel and Thurles. There is hunting locally with The Ormond, Golden Vale and Tipperary s.

Alternatively, there is golfing nearby at Cahir Golf course, hill walking in the Knockmealdown Mountains, angling on the River Suir from the banks of the property and for food lovers there is the local Cahir Farmers Market which sells local produce every Saturday.
