Property Description

A substantial house with unique accommodation in a magnificent setting

Drayton Manor is a luxurious, 11-bedroom mansion house situated within a mature woodland setting and bound on the west and south by a river (Three Mile Water). It has a south-facing position and extends to about 1,551 sq m/16,324 sq ft. Originally a much smaller, detached house, the accommodation has been extended and modernised.

The entrance to Drayton Manor is flanked by electric pillared gates and is approached by a sweeping gravelled driveway, which forks and provides access to the front and rear.

The front driveway leads to a turning circle and parking. The main entrance is accessed via a flight of sandstone steps to a pillared portico with double front doors leading to a double height, dual aspect hall featuring a white marble fireplace, ceramic tiled floors and staircase with mezzanine walkway. A guest suite of 3 bedrooms and a bathroom is accessed off the main hall.

Also accessed off the main hall is an impressive drawing room with vaulted ceilings and a Georgian-style fireplace with polished granite inset and brass surround. Views across the front gardens and river can be enjoyed from this exquisite room, which is ideal for entertaining. An internal hallway serves as a library and leads into a wonderful kitchen, designed by Rory Saul of Sauls Bistro. The handmade wooden kitchen is fitted with an island unit, AGA and a generous dining area, with a range of glass fronted cabinets. The kitchen opens into a spacious family room with feature period fireplace, built in burgundy bookcases and French windows opening up to a paved patio/BBQ area. Off the kitchen is a rear entrance, boot room/hallway, guest wc, utility and pantry/cloakroom.

The main hall leads to an adjoining guest wing with three bedrooms and a bathroom.

The library opens to a central hall with a curved staircase leading to the upper floor. A custom-made wine store is crafted around the staircase. There is an impressive semi-circular shaped dining room, with French windows opening to a terrace area and 180-degree views over the front lawns.

From the central hall, an internal passageway leads to a spacious pub which is fitted with the original bar from 108 Rathgar. It is completed in a traditional style with a ten-seat wooden bar, leather upholstered seating booths and display cabinets. A passageway connects the central hall with a reception hall and gives access to a gym, study and ladies and gents' toilet facilities.

Also, off the reception hall is a cigar room, complete with fitted wooden bookshelf units and a feature fireplace. Directly adjacent to the cigar room is a cloakroom. The reception hall leads to one of the most impressive aspects of Drayton Manor - a fully functioning cinema with 52 original, tiered cinema seats from the Adelphi cinema in Dun Laoghaire, overhead projector and a screen.

The most impressive feature of this unique property is a double-height octagon ballroom, with seating for 260 guests, stage and French windows on seven sides. A fully-fitted bar compliments the ballroom with views over the patio, island and the brook flowing through the garden. An overhang mezzanine balcony overlooks dancefloor of the ballroom, with seating also on this level.

A hidden stairwell off the ballroom leads up to the mezzanine and to the first-floor guest bedroom accommodation. Immediately off the internal hallway is the entrance to three double bedrooms (one with an en suite shower room) and a shared bathroom. Two of the bedrooms have access to a balcony. Adjacent is a pleasant roof terrace, and three en suite bedrooms located along a connecting central landing. Off the landing is a gallery, which is filled with natural light and acts as a relaxing reading space while also overlooking the bar and views across the garden and patio.

From the landing is a circular bedroom suite which includes a shower room and dressing room and enjoys one of the best views over the garden. There is an office area on the landing which flows through to a most eloquent master bedroom suite which overlooks the garden and has an easterly-facing balcony, dressing room and bathroom.

Drayton Manor is situated in the peaceful and idyllic, leafy setting of Three Mile Water in County Wicklow. County Wicklow (known as the Garden of Ireland) is one of Ireland' s least well-kept secrets, famous for its lush rolling countryside, the Wicklow mountains and sandy beaches. A key feature of the property is its accessibility. The M11 is 6 km to the west and connects directly to Dublin city centre (55 km). It also provides direct access to Rosslare Ferry Port (98 km to the south), which has regular crossings to the UK and Europe. Dublin Airport is 80 km to the north via the M11 and M50.

The commuter town of Wicklow (7 km) is a lovely, old-fashioned county town based around its harbour. It provides everyday amenities, along with fine dining and shopping. Within a 40 km radius, the south-Dublin suburbs such as Greystones, Bray, Dalkey and Blackrock are all very popular destinations for restaurants, shops and many more amenities.

As Drayton Manor is located just 1.3 km inland, coastal relaxation and a wide variety of outdoor pursuits are on offer nearby. The beautiful Maghermore beach lies 1.6 km by road to the east. Brittas Bay, a long stretch of white dunes and blue-flag sandy beaches, is one of the finest coastlines on Ireland' s east coast and is situated 5 km to the south. Leisure activities on the beach include surfing, kite riding and horse riding.

There is plenty of choice for the golfing enthusiast including the European Club at Brittas Bay (one of Ireland' s finest links courses), Blainroe Golf Course and Wicklow Golf Course. The Championship courses of Powerscourt and Druids Glen are both situated in the county.

For the equestrian enthusiast, there is a range of sporting activities with various show jumping venues, cross-country pursuits, polo and pony clubs in the surrounding area. The local Wicklow and Bray Hunts meet weekly during the season.

Kilmacurragh Botanic Gardens (11 km), an 18th Century abortorium is famous for its conifers and rhododendrons.

Adjacent to the main house is a detached building with accommodation over two storeys. It is presently used as a games room and includes a bar and sitting room on the ground floor, with a kitchen and WC off. A games room is on the first floor. The building offers the potential to be converted for other uses, subject to obtaining the necessary planning permission.

Drayton Manor is set within private grounds enclosed by mature trees and extending to about 2.5 acres. The house occupies a secure setting, bound on the south and west by the Three Mile Water River, a stone wall to the east and woods to the north (rear). The formal gardens are to the front and sides of the house and are mainly laid to lawn. There is a network of paths and two wooden bridges lead to an island, which has a pergola. This is a wonderful space for entertaining and ideal for summer parties. There are various terraces and suntrap areas which take advantage of the different aspects, the stunning setting and water features. A set of unique children' s treehouses complete these wondrous gardens.
