Bedrooms. The two main bedrooms are to the front of the house with large casement windows overlooking the Borris House Demesne. Each are large double bedrooms with 11ft high ceilings and many period features including working shutters and coved ceilings. Between the two main bedrooms is a small box room, previously used as a child's bedroom, however, would suit conversion to a dressing room or private study/reading room.
The two rear bedrooms are smaller, with one having a mezzanine floor accessed via a drop-down stair giving the occupant a private space as a playroom. Borris, Co. Carlow is a small but perfectly formed Georgian estate town with buildings constructed with local granite flanking the east side of its gently sloping high street. Borris has obvious influences from similar small towns and villages in the UK. The majority of the buildings date from the early part of the 19th century and face the demesne wall of Borris House and estate, which is the ancestral seat of the MacMurrough Kavanaghs, descendants of the Kings of Leinster. The MacMurrough Kavanagh dynasty have a long association with the town. Borris House now hosts the annual international Festival of Writing and Ideas. The classical character of the town has been maintained and thus the all-encompassing civic atmosphere of country living is there for all to enjoy.

The Borris Railway Viaduct, recently opened as a walkway, with its sixteen arches supported by soaring limestone pillars is a dramatic example of monumental 19th Century railway engineering.
The local shops, artisan butcher and Farmers' Market, together with the family-run traditional pubs and the award-winning Step House Hotel supply all the comforts required, with home grown produce and all the everyday needs.

For the outdoor enthusiast there are any number of activities from nearby boating/canoeing on the River Barrow, walking/running/hiking/cycling along the Barrow river track and in the nearby Mount Leinster and Blackstairs mountains, golf at the Borris Golf Club, one of Ireland's oldest parkland courses or Gowran Golf Club, and many pony and equestrian activities. Gowran Racecourse is located just over 10km away and Borris House also hosts Point to Point racing. The Arts are all extremely well catered for with the 9 Stones Artists members being professional artists, all of whom are based and work in the local area, together with drama groups in the town and surrounding area.
