Description
Sleighduff is a unique equestrian property with an attractive situation, extending to about 37 acres. It includes a traditional farmhouse in need of renovation with magnificent views over the town of Arklow and beyond to the Irish Sea. The key feature of the property is the substantial equestrian facility including an indoor arena and stables. The land lies in a single block and provides quality grazing.

Farmhouse
The farmhouse is accessed through an electric-gated, bell-mouthed entrance with stone piers via a hardcore, tree-lined driveway with a stone wall on either side. The driveway leads to the farmhouse which has an elevated, south easterly-facing position. The house has accommodation over two storeys as laid out on the accompanying plans. It is in need of complete renovation and redecoration.

There is a garden in front of the house.

Outbuildings
There is a range of traditional outbuildings, a Dutch barn and extensive areas of hard standing.

Equestrian Facility
The key asset at Sleighduff is the substantial equestrian facility which is under a single roof. It includes an indoor arena which is in 11 bays of steel portal frame construction beneath a double hip, insulated roof with a rubber and sand surface. There is a 2 metre high glass perimeter over kicking boards. The arena can be accessed directly from the stables or through up and over roller shutter doors. There is a raised viewing area between the arena and the stables.

Adjoining the indoor arena is the stable block which is in 7 bays of steel portal frame construction. A notable feature is the exterior hewn stone wall. It includes 31 Monarch stables of varying sizes, constructed in an Elizabethan/Victorian style and with cherry wood cladding in brass finishes. It has a concrete floor. There are two wash bays and various stores. A number of the stables have doors which provide direct external access.

A feature is the ample natural light throughout the building.

There are hard-core aprons surrounding the building.

Land
The gently undulating land lies in a single block and is presently in grass. It is divided into a number of enclosures and a feature is the mature hedging. There are 8 turnout paddocks enclosed by post and rail fences.

Location & Amenities
Sleighduff is situated 6 kilometres west of the N11/M11, which connects Dublin to Wexford. It is within easy reach of Dún Laoghaire and Rosslare ports.

The town of Arklow is situated about 6 kilometres east of the property. It lies on the east coast of Ireland and is overlooked by Arklow Hill. Arklow is well served by amenities, including banks, supermarkets and petrol stations. It is an excellent base for exploring County Wicklow and neighbouring counties, such as The Vale of Avoca to the east and the beaches of Brittas Bay to the north.

The Clogga Beach is situated about 6 kilometres by road to the south of Arklow Town. Arklow has an attractive main street with a riverside walk. The fishing village character is still evident in an area called " The Fisheries" and the port still has a sizeable fleet of fishing boats.

County Wicklow is known for its mountains, Irish Sea coastline, country estates and its accessibility to Dublin. The Wicklow Way extends to about 127 kilometres and traverses the county, passing through Wicklow Mountains National Park. Within the park are glacial lakes, rivers and Glendalough, the remains of an early-medieval monastic settlement in a forested valley.

There are both primary and secondary schools in Arklow town, and nearby private schools in Wicklow and Dublin. There are daily bus and trains services from Arklow to Dublin city.

Wicklow and Wexford Foxhounds hunts are within boxing distance.
