Property Description

This property is located in what is generally acknowledged as the best estate in Tubbercurry because of its attractive, well designed and very well built brick-faced houses which enjoy the tranquility of the neighbourhood and are ideally located near the Sligo/Galway N17. The house has oil-fired central heating and is entered through an open and tiled porch which has a water point. On entering the property one steps onto a tiled hallway with the stairway on the right under which is located a toilet and a lighted storage space. The four first floor bedrooms are accessed via a carpeted and varnished stairs which leads to a large velux-lit landing. There are five bedrooms with two of these being en-suite, four have built-in wardrobes and one has a free standing wardrobe and a seperate shelved unit. The first floor bathroom has dual showers and a razor point. This house was built with an en-suite bedroom instead of a garage which most of the other houses have. The wall cavities have been pumped with bonded bead insulation and the two attics have a minimum of 600 mm of insulation. The attics which have lighting are accessible by independent stiaras .The sitting room has a laminated floor, an open fire with an ash surround, TV point, chandelier lighting, a spot light for ones favourite painting on the chimney breast and is piped for a gas fire. Leaving the sitting room one enters the large and tiled dining/kitchen area through double doors which have upper panel coloured glazing. The dining area has a TV point and sliding double glazed patio doors leading out onto the the large maintenance free concrete patio. The kitchen has ample and generous both wall and floor storage units plus a pull-out larder, a built-in dish washer, a four ring hob, an oven, an extractor hood and a mini oven. Opening a door illuminates the floor unit's contents. The worktops are illuminated by under wall unit lighting. The SS kitchen sink has a waste food aerator and easy touch taps. The airing cupboard/hot press is located in the kitchen which has ample power points. The utility room has floor and wall units, built-in washing machine and tumble dryer plus hat and coat hooks and a stiara to the attic which is over the ground floor bedroom. This very large bedroom has a secret nailed t&g pine floor which is varnished. The en-suite has a large shower cubicle with an ELITE mains shower. All internal doors are six panel solid pine with a clear finish and are fitted using three brass hinges instead of the usual steel hinges. The front door is hardwood and the rear door is PVC. There are grassed areas to the front, side and rear. The property has a steel clad insulated shed with lighting and power points. The rear area has a water point and flood lighting. The property is being offered for sale fully furnished and is in excellent condition. It is being sold by private tender. Having viewed the property and if still interested one completes a tender form and enters the price that they are willing to pay. I will not be contacting anybody saying " someone has a higher tender than yours do you wish to reconsider your tender"? You get one shot at the target and one shot only.
