Property Description

Unit 9b Smithfield Plaza adjoins the Lighthouse Cinema and is located on the corner of Blackhall Walk and Queen street

The retail unit was previously rented out to a Polish Grocery store but the landlord may now consider renting out the property to a cafe/restaurant operator Subject to Planning Permission.

This retail unit has excellent floor to ceiling height and large windows facing on to Queen Street and Blackhall Walk. The current fit out includes a suspended ceiling with recessed lighting, tiled flooring and concrete floor, painted and plastered walls and a small store room.

Location
Smithfield (Irish: Margadh na Feirme, meaning "Farm Market") is an area on the northside of Dublin. Its focal point is a public square, formerly an open market, now officially called Smithfield Plaza, but known locally as Smithfield Square or Smithfield Market, it is the largest purpose-built open civic space in Europe. It was designed to give the area a new lease of life by bringing people back into
this area of the city.

Notable landmarks include the recently refurbished Jameson Whiskey Distillery and the Observation Tower. The Market was laid out in the mid 17th century as a marketplace. Until recently the square was lined with inner city 'farm yards' housing livestock. In 1964 Richard Burton and Elizabeth Taylor spent time there, as Burton worked on the film set in Smithfield for the film adaptation of John le Carré's novel The Spy Who Came in from the Cold. Smithfield played the role of Checkpoint Charlie in the movie.

Location
Smithfield was rejuvenated and developed under the HARP (Historic Area Rejuvenation Plan). The restoration involved lifting more than 400,000 one hundred and twenty-year-old cobblestones, cleaning them by hand and re-laying them. Other works included placemaking with raised gardens, landscaping, children's play areas and outdoor gym equipment.

Contemporary architecture and twelve 26.5 metre gas lighting masts, each with a 2-metre flame, now flank the square. The lighting mast shades are regularly to be seen in different colours, reflecting cultural events throughout the year. Today many people are to be found at Smithfield Market
with the plaza providing a convenient through route for local residents, as well as for a significant number of TUI (formally DIT) students and professionals and users of a range of court and
legal-related services and buildings in the area. These range from the Prison Probation Services through to the Family Court and the Law Society of Ireland, amongst others, with Smithfield and Smithfield Market situated in convenient proximity to Dublin's legal hub of The Four Courts.

The immediate area has seen robust development as a result of the HARP tax incentivised regeneration programme along the LUAS line and the later impact of the arrival of the LUAS
cross-city connection with the Green line. This area is very popular with legal, design and IT firms and we have seen very strong demand from office tenants and hotel/ short term stay apartments and tenants that are looking to move into this immediate area. There large hotels are being built in the immediate area to the East of Smithfield Market (249 bedroom hotel on Chancery Street, approx. 500 bedroom apart hotel on Abbey Street, Motel One on Liffey Street and Zanzibar Hotel on Ormond Quay).

The property is located close to Hendrix boutique Hotel, the Generator Hostel and a significant mixed-use development on the east side of Smithfield Plaza that includes Brown Bag Films, Oscar's bar and restaurant, The Lighthouse Cinema, Boojum, Paddy Power, Meat Outlet, Token etc.

The property is located within a short commute of Henry Street, O'Connell Street and Temple Bar and is also within a short walking distance of 2 Dublinbike stations and a Quality Bus Corridor along the Quays. The nearby Smithfield LUAS station also provides excellent access to Abbey Street, Grangegorman and the IFSC as well as the cross-city connection to the Green line and Cherrywood.

Description
The property is located adjacent to a host of popular bars and restaurants in Smithfield, Stoneybatter, Capel Street, the Millennium Walkway and along the north quays that are trading very well. Construction is also well underway on the former Ormond Quay Hotel and Zanzibar premises on
Ormond Quay/ Great Strand Street for two large hotels. In addition to this, there are several large office blocks in this area including the Kings Building, DPP's office, George's Lane
offices, the Law Society, Capel Building on Mary's Abbey, Jervis House, Millennium House, Chapel House and Chapter House. As a result of these large office occupiers, there is spin
off business for retail or cafe/restaurant use in the area.
